Lease / Rent Agreement (Tenancy Contract)

A legally binding contract between a Landlord and Tenant outlining the terms of property rental.

11-Month Rule

Most rent agreements are made for 11 months to avoid the complex registration process required for leases of 1 year or more.

Security Deposit

Usually equal to 2 or 3 months' rent. This is refundable at the time of vacating the property, subject to damage deductions.

TENANCY AGREEMENT

This Tenancy Agreement is made at [City] on this [Day] day of [Month, Year].

BETWEEN
[Name of Landlord], S/o [Father's Name], CNIC No. [00000-0000000-0], Resident of [Address] (hereinafter called the LANDLORD).

AND
[Name of Tenant], S/o [Father's Name], CNIC No. [00000-0000000-0], Resident of [Address] (hereinafter called the TENANT).

WHEREAS the Landlord is the owner of the property bearing No. [House/Flat Number], situated at [Address] (hereinafter called the "Premises"), and has agreed to let out the same to the Tenant on the following terms:

  1. Period: The tenancy shall be for a period of 11 Months, commencing from [Start Date] to [End Date].
  2. Rent: The monthly rent is fixed at Rs. [Amount], payable in advance by the 5th of every month.
  3. Security Deposit: The Tenant has paid Rs. [Amount] as refundable security deposit.
  4. Utilities: The Tenant shall pay all electricity, gas, and water bills separately.
  5. Maintenance: The Tenant shall keep the premises in good condition. Major structural repairs are the Landlord's responsibility; minor repairs are the Tenant's.
  6. Notice: Either party can terminate this agreement by giving One Month's Notice in writing.
  7. Usage: The premises shall be used for Residential purposes only and no illegal activity shall be conducted.
